With the high numbers of foreclosures and short sales, a lot of people have been forced out of their homes and into rental properties.  This means that this is the best time for investors to pick up properties.  If you decide to go this route, then the following are just a few tips to help you along the way.

1 – Have a home inspection completed prior to making the property available.  This way you can have all repairs made prior to placing a tenant.  And you will avoid the pressure of a tenant calling several times a day with an issue.

2 – Consider getting a home warranty and put in the lease that the tenant is responsible for calling in service calls.

3 – Use a real estate broker to receive the rent.  This way your identity is concealed.  And most people will pay a company before they pay an individual anyway.

4 – Be sure to go by the property or have someone to go by the property periodically.  Oh and before approving a tenant, go by and visit where they currently reside.  A lot can be learned by a short 10 minute visit.

5 – Don’t be greedy.  So many landlords price themselves out of the market.  Or worse many landlords set the rent high oping to attract a certain type of person.  Then down the road, that person can no longer afford the high rent.  Just be reasonable from the start in order to have a pleasant landlord experience.

Over the weekend my son and I participated in a wonderful project called Story Corps. Although I had never heard of Story Corps, my brother had and gave me the opportunity as a mother’s day gift.
Taken directly from the Story Corps website:
Our mission is to provide Americans of all backgrounds and beliefs with the opportunity to record, share, and preserve the stories of our lives.

Since 2003, StoryCorps has collected and archived more than 30,000 interviews from more than 60,000 participants. Each conversation is recorded on a free CD to share, and is preserved at the American Folklife Center at the Library of Congress. StoryCorps is one of the largest oral history projects of its kind, and millions listen to our broadcasts on public radio and the web.

My son was able to ask me questions about family members that are no longer with us.  He was able to learn more about the legacy from where he comes.  In addition to us having a great conversation, we received a CD recording of the conversation.  Our recorded story will be archived with the Library of Congress and the Smithsonian Institute.  And part or parts of our story  may be aired on NPR.  And now for the best part, all of this was free!!!
This is a very worthwhile project.  It is a way to make sure that history is not distorted, but presented truthfully and from a variety of perspectives.  I encourage you to leanr more about this project at http://storycorps.org/.

Yesterday, I was in the dentist office and while waiting I picked up a magazine to pass the time.  There was a great article about the amount of pesticides found on certain foods.  So in essence a chart was posted that showed the foods with the least amount of pesticides and those with the most. 

Unfortunately, I didn’t record who wrote the article or the source of the information.  But I wanted to share the information just the same. 

Foods lowest in pesticides are the ones that are “safe” to purchase.  They are onions avocado, sweet corn, pineapples. mango, sweet peas (frozen), asparagus, kiwi, bananas, cabbage, broccoli and eggplant.

The foods that were indicated to be the highest in pesticides are the most dangerous to our systems.  Thus, we really should purchase these organic.  There are peaches, apples, sweet bell pepper, celery, nectarines, strawberries, cherries, lettuce, grapes, pears, spinach and potatoes.

I know you are saying, “organic food is just too expensive.”  Well think about this, it is less expensive to avoid high medical bills later for something that could be reduced in your system today.
